Terms and Conditions

1. A prospective tenant is defined as any person who responds to housing for which Ideal Housing mediates. A tenant is defined as any person who has accepted the conditions for renting a specific home orally or in writing.


2. Living space is defined as any living space for which Ideal Housing mediates on behalf of an owner/landlord/tenant or offers for rental on behalf of fellow real estate agents.


3. The accommodation offered on the website is mediated on behalf of the landlord.


4. By responding to an offered accommodation, the candidate tenant is eligible for a viewing. Prospective tenant has the option to register with Ideal Housing.


5. If, after viewing, a prospective tenant indicates that he or she wishes to be considered for renting the accommodation, this will be confirmed in writing by e-mail.


6. With the confirmation by e-mail on the financial statement, the prospective tenant agrees to renting the accommodation, unless the landlord decides not to offer the prospective tenant a rental agreement regardless of the reason. Ideal Housing accepts no liability for this choice by the owner/landlord.


7. In the event of late and/or incomplete delivery of data by the other party, Ideaal Housing is not liable for the late and incomplete processing of the data, nor for the consequences thereof for the other party.


8. Prospective tenant pays Ideal Housing administration and file costs. If no rental contract is concluded, the administration and file costs will be refunded if the prospective tenant has not canceled. If the candidate tenant cancels himself, the costs of loss of rent may be charged.


9. All offers of accommodation made by Ideal Housing, both written and oral, are without obligation. The prospective tenant cannot derive any rights from this.


10. All announcements, commitments and agreements made by Ideal Housing and its employees are at all times deemed to have been made subject to approval by the landlord and/or owner of the living space. Ideal Housing cannot guarantee the accuracy, completeness and topicality of the information provided by Ideal Housing, partly due to its dependence on third parties for obtaining information.


11. Ideal Housing is not liable for the manner in which the landlord fulfills or fails to fulfill his obligations after a rental agreement has been concluded. Prospective tenant must always contact the landlord directly.


12. Ideal Housing is not liable for the consequences of inaccuracies, incompleteness, nullity or voidability in the rental agreement that are the result of incorrect information provided by the landlord to Ideal Housing.


13. When the prospective tenant registers, she instructs Ideal Housing to mediate. Ideal Housing searches for a suitable home that matches the search wishes of the candidate tenant.


14. A mediation assignment means that Ideal Housing will actively look for housing for a prospective tenant and will represent the interests of the prospective tenant.


15. If Ideal Housing finds suitable accommodation, it will offer it to a prospective tenant, will represent the tenant's interests and reach an agreement. Candidate tenant Ideal Housing owes a compensation equal to 1 month's rent excluding 21% VAT.


16. Dutch law applies to all disputes between prospective tenants and Ideal Housing.
