Why an energy label? Mandatory when selling or renting a home!
Since January 1, 2021, the government has made an energy label mandatory when selling or renting a home. Home owners are obliged to make a definitive energy label available to the buyer or tenant when selling or renting a home.
Since January 1, 2022, an energy label is also mandatory when placing a home in sales advertisements, such as sales advertisements on Funda, rental advertisements on Pararius or in a Social Media advertisement from the real estate agent. Here too, you must state an energy label (label class). The energy label is valid for a maximum of 10 years.
What is an energy label?
An energy label is a very useful instrument that indicates how energy efficient a home is and what energy-saving measures are possible. The label classes run from A to G. A home with an A label is the most energy efficient and a home with a G label is the least energy efficient. A more efficient home means a lower energy bill, more living comfort, and therefore better for the environment. In addition, a better energy label can accelerate the sale or rental, and the home also increases in value.
The label is drawn up by a certified energy performance advisor (EP Advisor) and registered in the national government energy label database.
To register an energy label, an energy advisor visits the home and makes a calculation of its energy efficiency. This takes about 1.5 to 2 hours.
Fine for the lack of a valid Energy Label
NB! If you do not have a valid energy label at a transaction time (delivery, rental and sale of a home), you can be fined. The fine amount for private individuals is:
